Abstract

Purpose

Although various concepts and techniques are introduced to the built environment to achieve a substantially efficient building production, the effective application of these methods in projects is of immense significance to the field of building construction. Among these initiatives, lean construction and building information modelling (BIM) are mainstream endeavours that share many common principles to improve the productivity of the built environment. This study aims to explore and explain how BIM-based integrated data management (IDM) facilitates the achievement of leanness in a built environment project.

Design/methodology/approach

This research is conducted through an ethnographic-action research that relies on the design-science approach and case study through a collaborative research project. As participants of the project, the researchers of this study cooperate with the practitioners to design the project approach and production workflows. Research data and evidence are obtained via participative observation, including direct observation, results of activities, unstructured meetings and self-analysis.

Findings

In this study, the project and production perspectives clarify the building design and production process, as well as analyse how BIM facilitates the achievement of leanness in building design and construction. BIM-based frameworks for IDM have been developed to handle miscellaneous information and data, as well as enhance multidisciplinary collaboration throughout the project life cycle. The role of the integrated BIM model as an information hub between the building design and building construction has been identified.

Research/limitations implications

The project and production views of building and construction are used in this study because the research purpose is to link the BIM-based IDM to lean construction. Although this mixed approach can slightly undermine the theoretical foundation of this study, a substantially comprehensive understanding can be gained as well.

Practical implications

This study provides a new perspective to understand how BIM-based IDM contributes to lean construction.

Originality/value

This study provides new insights into IDM in a built environment project with project and production views and presents BIM-based frameworks for IDM to achieve lean construction through the BIM process.

Abstract

The purpose of this chapter is to investigate the adoption and use of building information modelling (BIM) for residential real estate development in Nigeria (using Lagos as a case study), with a view to providing information towards improving BIM uptake, which could enhance sustainable housing delivery in the country. A quantitative research methodology was adopted involving the use of questionnaire survey to collect primary data. The data were obtained from private real estate developers in Lagos State. The self-administered questionnaire was distributed to all the 72 active real estate developers in the study area, and the response rate was 62.5%. The collected data were analysed using statistical tools such as frequency and percentages, mean rating and chi-square. The results revealed a low level of awareness and usage of the transformative and contemporary BIM technology (6D BIM version) by real estate developers. It was established that the 2D and 3D BIM traditional versions were the most utilised across the phases of real estate development process. It was also found that the level of BIM utilisation has a significant relationship with the age and asset base of the real estate developers. The chapter concludes by advocating increase in the asset base and organisational profile of real estate developers to enhance BIM adoption, especially, the 6D BIM, which could facilitate sustainable real estate development.

Abstract

Purpose

The compliance checking of Building Information Modeling (BIM) models is crucial throughout the lifecycle of construction. The increasing amount and complexity of information carried by BIM models have made compliance checking more challenging, and manual methods are prone to errors. Therefore, this study aims to propose an integrative conceptual framework for automated compliance checking of BIM models, allowing for the identification of errors within BIM models.

Design/methodology/approach

This study first analyzed the typical building standards in the field of architecture and fire protection, and then the ontology of these elements is developed. Based on this, a building standard corpus is built, and deep learning models are trained to automatically label the building standard texts. The Neo4j is utilized for knowledge graph construction and storage, and a data extraction method based on the Dynamo is designed to obtain checking data files. After that, a matching algorithm is devised to express the logical rules of knowledge graph triples, resulting in automated compliance checking for BIM models.

Findings

Case validation results showed that this theoretical framework can achieve the automatic construction of domain knowledge graphs and automatic checking of BIM model compliance. Compared with traditional methods, this method has a higher degree of automation and portability.

Originality/value

This study introduces knowledge graphs and natural language processing technology into the field of BIM model checking and completes the automated process of constructing domain knowledge graphs and checking BIM model data. The validation of its functionality and usability through two case studies on a self-developed BIM checking platform.

Abstract

Purpose

This study aims to leverage the implementation of building information modelling (BIM) in facilities management (FM), and thus the integration of BIM and FM are explored. It looks at identifying the information needed to implement BIM application in FM, to determine the level of implementation of BIMFM as well as to recommend BIMFM application mapping for building life cycle.

Design/methodology/approach

This study applied qualitative methodology, upon which a purposive sampling to 16 interviewees were conducted among professionals involved in any BIM, FM, BIMFM projects. Final analysis was conducted using thematical analysis by ATLAS.ti software.

Findings

The types of information required to implement BIMFM range from managerial information, commercial information, technical information and all full life cycle data. The implementation of BIMFM is agreed as beneficial, as it builds up efficiency of building performance, able to close gap of loses information, helps to improve FM in terms of data management, mitigates the problems, identifies priority defects and to enhance the FM processes. Respondents also believed that the causes where there is no implementation of BIMFM is in the situations where things are in order and when it becomes very expensive.

Originality/value

This paper has managed to gather the essential elements toward leveraging the implementation of BIMFM in digital construction project which are in the means of information types, the needs of BIMFM implementation and towards the end drawing the BIMFM implementation plan framework that could be used as a reference for the practitioners and industry.

Abstract

Purpose

Traditionally, progress in detail engineering in construction projects is reported based on estimates and manual input from the disciplines in the engineering team. Reporting progress on activities in an engineering schedule manually, based on subjective evaluations, is time consuming and can reduce accuracy, especially in larger and multi-disciplinary projects. How can progress in detail engineering be reported using BIM and connected to activities in an engineering schedule? The purpose of this paper is to introduce a three-step process for reporting progress in detail engineering using building information modeling (BIM) to minimize manual reporting and increase quality and accuracy.

Design/methodology/approach

The findings of this paper are based on the studies of experiences from the execution of projects in the oil and gas industry. Data are collected from an engineering, procurement and construction (EPC) contractor and two engineering contractors using case study research.

Findings

In the first step, control objects in building information models are introduced. Statuses are added to control objects to fulfill defined quality levels related to milestones. In the second step, the control objects with statuses are used to report visual progress and aggregated in an overall progress report. In the third step, overall progress from building information models are connected to activities in an engineering schedule.

Originality/value

Existing research works related to monitoring and reporting progress using a BIM focus on construction and not on detail engineering. The research demonstrates that actual progress in detail engineering can be visualized and reported through the use of BIM and extracted to activities in an engineering schedule through a three-step process.

Abstract

Purpose

The possibility of integrating building information in an augmented reality (AR) environment provides an effective solution to all phases of a building's lifecycle. This paper explores the integration of building information modelling (BIM) and AR to effectively visualise building information models in an AR environment and evaluates the currently available AR tools.

Design/methodology/approach

A BIM model of a selected office room was created and superimposed to the actual physical space using two different AR devices and four different AR applications. The superimposing techniques, accuracy and the level of information that can be visualised were then investigated by performing a walk-through analysis.

Findings

From the investigation, it can be concluded that model positioning can be inaccurate depending on the superimposing method used and the AR device. Moreover, using the currently available techniques, only static building information can be superimposed and visualised in AR, showing a need to integrate data from Internet of Things (IoT) sensors into the current BIM-AR processes to allow visualisation of accurate and high-quality operational building information.

Originality/value

A practical process and method for visualising and superimposing BIM models in an AR environment have been described. Recommendations to improve superimposing accuracy are provided. The assessment of type, quality and level of detail that can be visualised indicates the areas that need improvement to increase the effectiveness of building information's visualisation in AR.

Abstract

Purpose

This article presents a case study on the Heritage Building Information Modeling (H-BIM) application in a historic village in Bursa, Turkey. The study addresses how tailor-made and highly structured H-BIM approaches can effectively be implemented in preservation applications for historic vernacular buildings in the rural architecture context.

Design/methodology/approach

Using inexpensive digital photogrammetry techniques tightly combined with an object-oriented BIM ontology, parametric meta-modeling and object/system propagation methods, the study employed a holistic H-BIM approach for capturing the materiality, building object behaviors and indigenous construction principles of a characteristic vernacular house that were synthesized in a parametric H-BIM model. The followed stages, steps and connected methods were systematized and articulated in a prototypical H-BIM implementation framework.

Findings

The study findings suggested that the developed parametric H-BIM approach can return effective results with the combined use of low-cost and practical digital photogrammetry with BIM methods. The flexibility and adaptability of the parametric H-BIM implementation framework facilitated the synthesis of a comprehensive H-BIM model and allowed an in-depth evaluation of local architectural heritage with its physical, spatial and environmental characteristics. The proposed H-BIM approach also provided significant documentation and system-specific assessment benefits for preserving the vernacular examples which are prone to extinction especially due to structural and systemic deterioration.

Originality/value

The study proposes a feasible, practical and replicable H-BIM implementation methodology for vernacular preservation applications. The knowledge-embedded H-BIM approach, flows and techniques presented in this study provide a holistic and systematic H-BIM framework – with the integrated use of digital photogrammetry and parametric meta-modeling methods – that has the potential for the democratization of H-BIM applications in education and practice.

Abstract

Purpose

The purpose of this paper is to provide a unique conceptual framework for integrated asset management strategy that includes making use of available facility assessment methods and tools such as BREEAM In-Use, and Leadership in Energy and Environmental Design (LEED); and highlights proposes areas of commonality between these and the use of as-built Building Information Modelling, that ultimately becomes the Asset Information Model (AIM). This framework will consider the emerging requirements for the capture of Building Performance Attribute Data (BPAD), and how these can be managed in order to assist with effective post-construction building performance evaluation.

Design/methodology/approach

A review of the current process relevant to the development of as-built BIMs and AIMs was undertaken which included a discussion of BIM standards and of the COBie process. This was combined with data provided by industry practitioners. This led to the concept of BPADs being developed, to be used within existing green building tool, BREEAM In-Use, COBIE and FM/Asset management methods. In turn these methodologies were used to identify possible synergies and areas of integration in AIM-enabled environments.

Findings

Recognising the cyclical nature of asset management and BIM, a conceptual model was generated. It was found that BPADs could be aggregated within an AIM model which could influence the delivery of effective facilities and asset management. The model considers the use of existing Building Management Systems (BMS) and Computer Aided Facility Management Systems (CAFMs) and identifies issues associated with the overall sustainability strategy.

Originality/value

A conceptual framework is generated that proposes the use of effective information management and aggregation of BPAD within an AIM.

Abstract

Purpose

This paper aims to investigate how digital capabilities associated with building information modelling (BIM) can integrate a wide range of information to improve built asset management (BAM) decision-making during the in-use phase of hospital buildings.

Design/methodology/approach

A comprehensive document analysis and a participatory case study was undertaken with a regional NHS hospital to review the type of information that can be used to better inform BAM decision-making to develop a conceptual framework to improve information use during the health-care BAM process, test how the conceptual framework can be applied within a BAM division of a health-care organisation and develop a cloud-based BIM application.

Findings

BIM has the potential to facilitate better informed BAM decision-making by integrating a wide range of information related to the physical condition of built assets, resources available for BAM and the built asset’s contribution to health-care provision within an organisation. However, interdepartmental information sharing requires a significant level of time and cost investment and changes to information gathering and storing practices within the whole organisation.

Originality/value

This research demonstrated that the implementation of BIM during the in-use phase of hospital buildings is different to that in the design and construction phases. At the in-use phase, BIM needs to integrate and communicate information within and between the estates, facilities division and other departments of the organisation. This poses a significant change management task for the organisation’s information management systems. Thus, a strategically driven top-down organisational approach is needed to implement BIM for the in-use phase of hospital buildings.

Abstract

Purpose

This paper aims to describe how building information model (BIM) and big data can be combined in the same interface for providing new value to stakeholders, such as the property owner and user, as well as property service and workplace service companies. The research presents a new concept, which shows how the BIM can be exploited efficiently during maintenance.

Design/methodology/approach

Initially, existing facility management (FM) processes were investigated to find out how to digitize them and identify bottlenecks. Second, BIM’s data content was explored to identify the information that could be used to streamline FM processes. Third, the potential of the active data measured in the building was evaluated. Finally, research was undertaken to find out how constantly fluctuating information can be combined with BIM objects and what kind of added value that combination could offer. The literature review was used to support the primary contribution. In addition, the research problems were described and the basics of the research were obtained by interviews. The author has interviewed 27 professionals from several stakeholders.

Findings

The first finding is that the BIM can serve as a platform for building use, various services and management when it has been adequately generated during the planning and construction phases and enriched before being commissioned. The other essential finding is the theory of conditions data model (CDM), which is a technical environment that combines active data with BIM. The most important advantages of BIM in FM are as follows: • Building owner attains better user satisfaction, acquires better quality and smarter services, saves energy, ensures better indoor conditions and improves building profitability. • Service providers can develop and offer new services, speed up operations, save resources and generate more profits. • The occupant gets a better user experience, faster and higher quality services and better indoor conditions.

Research limitations/implications

The CDM enables to generate for the real estate and construction (RE&C) sector a novel BIM-based ecosystem with standard rules, instead of every individual operator developing his/her own unique solution for BIM use in FM. This will have an impact on the entire RE&C sector’s operating methods and will have significant financial implications in the near future. Application of this research is limited to office buildings where indoor condition measuring is undertaken continuously and where the knowledge of the use cases of spaces is available. In addition, the proper BIM in the Industry Foundation Classes format must exist. The evaluation of the validity of big data is not discussed in this article. Visualization of data and content of user interfaces will be the topic of another article by the author. This article does not deal with intricate technical details, but crucial issues are defined.

Originality/value

The article presents a unique method for BIM use in FM. The theory of CDM (how to combine active data with BIM) is completely new and a similar solution has not been presented earlier. The theory of the presented method will be the crucial key for BIM use and will lead worldwide commissioning. Currently, the theory is under test in the practical pilot project. The results of the project will be published in the next article.
