Abstract

Purpose

The purpose of this paper is to emphasize the importance of a life cycle approach in facilities management practices to reduce the carbon footprint of built facilities. A model to holistic life cycle energy and carbon reduction is also proposed.

Design/methodology/approach

A literature-based discovery approach was applied to collect, analyze and synthesize the results of published case studies from around the globe. The energy use results of 95 published case studies were analyzed to derive conclusions.

Findings

A comparison of energy-efficient and conventional facilities revealed that decreasing operating energy may increase the embodied energy components. Additionally, the analysis of 95 commercial buildings indicated that nearly 10 per cent of the total US carbon emissions was influenced by facilities management practices.

Research limitations/implications

The results were derived from case studies that belonged to various locations across the globe and included facilities constructed with a variety of materials.

Practical implications

The proposed approach to holistic carbon footprint reduction can guide facility management research and practice to make meaningful contributions to the efforts for creating a sustainable built environment.

Originality/value

This paper quantifies the extent to which a facilities management professional can contribute to the global efforts of reducing carbon emission.

Abstract

Purpose

This paper provides an exemplary systematic conduct of post‐occupancy evaluation (POE) on higher education facilities in Saudi Arabia.

Design/methodology/approach

The research study utilized several qualitative and quantitative POE techniques which were systematically comprising (1) scoping and reviewing the facilities-related documents, (2) identification of performance indicators through the review of literature, (3) development and collection of questionnaire survey responses from stakeholders, (4) collection of physical measurements and (5) assessing the facilities by walk-throughs. Then, the data were analyzed and the findings were reported to representative samples of users through focus group meetings. Then, recommendations were drawn for improving the occupational conditions of the case study facilities.

Findings

The synthesis of literature led to three main categories of performance elements that are relevant for higher education facilities. These include technical, functional and behavioral elements, in which each of the elements has specific performance indicators, 97 in total. The research study exemplifies a systematic conduct of POE. The stakeholders' perspectives on the performance elements through surveys, measurements and walk-throughs were collected. The assessment led to recommendations toward satisfactory and quality occupation of the case study facilities.

Originality/value

This research aims to standardize POE by introducing its methods as a tool for evaluating higher education facilities and by elaborating the most prominent performance indicators for ensuring higher education core functions, namely, teaching, research and community collaboration.

Abstract

Purpose

This paper aims to assess the facility management (FM) practices in public and private buildings, and compare the practices in both the buildings. This paper critically analysed the current FM practices and explored the range of contributions that the facility manager could offer in both public and private buildings.

Design/methodology/approach

A case study of 19 public and 20 private buildings in Ibadan and Akure cities was carried out in this paper.

Findings

The paper revealed that the state of FM awareness is higher in private buildings than in public buildings and that FM practices in the two types of buildings are significantly related, but the extent of usage of FM methods are significantly different in the buildings. It was also observed in the research that corrective and responsive FM practices are the order of the day in both public and private buildings.

Practical implications

The paper acknowledged that the involvement of the facility manager with the integrated design team if implemented efficiently will contribute in reducing the need for major repairs and alterations in the lifespan of the facility and that the practices of preventive, planned and immediate responsive approaches would better the life of buildings.

Social implications

The paper recommended that stricter action should be taken to mitigate against the poor handling and misuse of buildings by users, as it affects negatively the success story of FM in the country.

Originality/value

This paper reached out to address the lack of proper FM in the country.

Abstract

Purpose

The recurrent embodied energy (REE) is the energy consumed in the maintenance, replacement and retrofit processes of a facility. The purpose of this paper was to analyze the relationship of REE with the service life and life cycle embodied energy. The amount of variation in the reported REE values is also determined and discussed.

Design/methodology/approach

A qualitative approach that is known as the literature based discovery (LBD) was adopted. Existing literature was surveyed to gather case studies and to analyze the reported values of REE.

Findings

The reported values of REE showed considerable variation across referred studies. It was also found that the reported REE values demonstrated a moderate positive correlation with the service life but a very strong positive correlation with the life cycle embodied energy of both the residential and commercial facilities.

Research limitations/implications

This review paper pointed out the importance of the maintenance and replacement processes in reducing the life cycle energy use in a facility. Future research could focus on performing case studies to evaluate this relationship.

Practical implications

The findings highlight the significance of REE in reducing the life cycle energy impacts of a facility. As facility managers routinely deal with maintenance and replacement processes, they hold an important responsibility of reducing the life cycle energy.

Originality/value

The findings of the paper would motivate the facilities management professionals to prefer long service life materials and components during the postconstruction phases of a built facility.

Abstract

Purpose

Higher education institutions are the citadel of knowledge and are heavily involved in formulating building regulations and building infrastructure designs that must conform to the building regulations. The study aims to identify university infrastructures compliant with disabled access from the perspective of the built environment students in Ghanaian universities.

Design/methodology/approach

Questionnaire surveys were administered to 500 built environment students across ten technical universities in Ghana with a total population of 3066; 341 were expected based on the formula used. However, upon several reminders, 176 responded. Data collected were analysed using Statistical Package for the Social Sciences.

Findings

The findings show that all university facilities are not fully compliant with disabled access. Structures found to be least compliant are the laboratories, canteens, hall of residence, toilet facilities, football fields, places of worship and transport stations. The facilities with high compliance are the administration block, library, hospital building, lecture halls, department offices and ATM areas. The leading causes for this non-compliant are lack of enforcement of the building regulations, low level of disabled students’ enrolment, age of the building, lack of knowledge and poor building designs.

Practical implications

Compliance with disabled access makes universities world class and creates safe learning spaces for individuals with disabilities, enforcing the right to education for all individuals, particularly those with disabilities. Lack of compliance with disabled access will hamper the full utilisation of these facilities, thereby affecting quality education delivery to people with disabilities.

Originality/value

The findings are essential to the Ghanaian built environment, the lives of disabled individuals and universities. The results provide knowledge on areas of improvement for complete access to structures and facilities by disabled individuals.

Abstract

Purpose

The purpose of this paper is to identify key risks that are posed to the security of a site and building perimeters in the first and second lines of defense against terrorism, and are relevant to facility managers.

Design/methodology/approach

A qualitative approach to the literature review was applied. This involved an extensive literature search of existing peer‐reviewed research papers, as well as state and federal reports to mark crucial issues relating to the security of a facility. Strategies to deal with the critical issues pertaining to the security of a facility were reviewed, based on the literature.

Findings

The paper identifies major security risks suggested by the literature and lists strategies to address those risks. The paper also proposes recommendations made by the literature; their implementation may provide a higher level of security to key areas located in the first and second lines of building defense.

Practical implications

The site and building perimeter areas that offer great potential for avoiding and deterring terror attacks are often neglected in terms of security planning, which seriously hampers efforts to provide an enhanced level of security to the facility. The paper points out these areas and major security issues related to them, so they can be taken care of by design professionals as well as facility managers.

Originality/value

The paper provides a comprehensive and detailed review of various aspects tied to the security level of critical areas of the building and site perimeters that could be useful to facility managers of critical facilities.

Abstract

Purpose

Facilities Management (FM) is a dynamic profession, which supports core business functions by creating cost-effective and risk-free built environment aligned with the strategic business directives throughout the building life cycle. This study aims to investigate and position the Facilities Manager’s role during building life cycle based on the stages of RIBA Plan of Work 2013.

Design/methodology/approach

A literature survey and in-depth interviews with experts were used to investigate the role of a Facilities Manager at the different stages of RIBA Plan of Work 2013. The gathered data were analysed using content analysis technique to explore the role of a Facilities Manager.

Findings

Research findings assert that advising the Client on cost-effective building expansion options as a vital role of a Facilities Manager at Strategic Definition stage. Further, briefing the Client’s requirement is a foremost undertaking of a Facilities Manager at Preparation and Brief stage. During the Concept Design and Developed Design stages, Facilities Manager plays a key role in value engineering exercises to ensure value for client?s money and also prepares operations and maintenance strategies to be used at the In Use stage. Moreover, Facilities Manager must have a technical training on buildings, services and systems at Handover stage to manage them at the In Use stages.

Originality/value

The role of a Facilities Manager identified in this study can be used as a guide by the Clients and project teams in obtaining their services during the building life cycle to enhance building performance.

Purpose

Despite the opportunities of digital twins (DTs) for smart buildings, limited research has been conducted regarding the facility management stage, and this is explained by the high complexity of accurately representing and modelling the physics behind the DTs process. This study thus organises and consolidates the fragmented literature on DTs implementation for smart buildings at the facility management stage by exploring the enablers, applications and challenges and examining the interrelationships amongst them.

Design/methodology/approach

A systematic literature review approach is adopted to analyse and synthesise the existing literature relating to the subject topic.

Findings

The study revealed six main categories of enablers of DTs for smart building at the facility management stage, namely perception technologies, network technologies, storage technologies, application technologies, knowledge-building and design processes. Three substantial categories of DTs application for smart buildings were revealed at the facility management stage: efficient operation and service monitoring, efficient building energy management and effective smart building maintenance. Subsequently, the top four major challenges were identified as being “lack of a systematic and comprehensive reference model”, “real-time data integration”, “the complexity and uncertainty nature of real-time data” and “real-time data visualisation”. An integrative framework is finally proposed by examining the interactive relationship amongst the enablers, the applications and the challenges.

Practical implications

The findings could guide facility managers/engineers to fairly understand the enablers, applications and challenges when DTs are being implemented to improve smart building performance and achieve user satisfaction at the facility management stage.

Originality/value

This study contributes to the knowledge body on DTs by extending the scope of the existing studies to identify the enablers and applications of DTs for smart buildings at the facility management stage and the specific challenges.

Abstract

Purpose

The study investigated the perceived causes of structural failure of public buildings, frequency of stability checks, stability checking procedures, measures to enhance public building stability checks and the roles of facility managers in the Accra Metropolis of Ghana.

Design/methodology/approach

Following a comprehensive literature review, the study employed a structured questionnaire survey and gathered the opinions of sixty-seven facility managers on the facility management practices. Following statistical pretesting of the dataset for reliability, distribution and agreement among the responses, the study analysed the dataset using mean scoring and weighted analysis.

Findings

The analysis showed that external building inspectors rarely inspect stability checks of the studied public buildings in Accra. It is also found that both reactive and proactive stability checking protocols are implemented in public buildings in Accra, but inadequate knowledge of facility managers limits technical stability checks. The study further revealed that stability checks of public buildings can be enhanced through incorporating site and location conditions into the design early upfront, active engagement of facility managers in the design and construction of public buildings, adequate budgetary provisioning for planned maintenance of public buildings, and encouraging appropriate use of public buildings.

Originality/value

This paper, to the best of the authors' knowledge, represents the first attempt to comprehensively examine the causes of structural failure of public buildings, frequency of stability checks, stability checking procedures, measures to enhance public building stability checks and the roles of facility managers in Ghana, from the perspective facility management.
