Abstract

Purpose

It has been argued that product data libraries have the potential to improve global real-estate development and increase productivity. Product data libraries provide the basis to support diverse national classification systems and different languages. The aim of this paper is to identify product data management (PDM) systematics and recommend future development needs to building product libraries, focusing on the functional shortcomings and data processing deficiencies found in the current libraries.

Design/methodology/approach

A literature review of state-of-the-art practices of BIM within the construction industry was conducted including product libraries, supply chains, guidelines, industry tools and practices, and general use of BIM. Findings from the literature review were complemented with insights from the academia and industry by obtaining data through focused interviews with experts who were chosen based on their prestige and reference.

Findings

As a result of the studies performed for this article, roadmaps are proposed for product library implementation globally. The role of standardization in implementing BIM-compatible product libraries is highlighted.

Originality/value

This article covers the state-of-the-art practices of PDM in BIM libraries, which is useful for the development of coherent BIM libraries for the AEC industry worldwide.

Abstract

Purpose

The purpose of this paper is to present a pedagogical practice in the project-based assessment of architectural, engineering and construction (AEC) students’ interdisciplinary building design work adopting BIM. This pedagogical practice emphasizes the impacts of BIM, as the digital collaboration platform, on the cross-disciplinary teamwork design through information sharing. This study also focuses on collecting students’ perceptions of building information modeling (BIM) effects in integrated project design. Challenges in BIM adoption from AEC students’ perspective were identified and discussed, and could spark further research needs.

Design/methodology/approach

Based on a thorough review of previous pedagogical practices of applying BIM in multiple AEC disciplines, this study adopted a case study of the Solar Decathlon (SD) residential building design as the group project for AEC students to deliver the design work and construction planning. In total 13 different teams within the University of Nottingham Ningbo China, each group consisting of final year undergraduate students with backgrounds in architecture, civil engineering, and architectural environmental engineering, worked to deliver the detailed design of the solar-powered residential house meeting pre-specified project objectives in terms of architectural esthetics, structural integrity, energy efficiency, prefabrication construction techniques and other issues such as budget and scheduling. Each team presented the cross-disciplinary design plan with cost estimate and construction scheduling together within group reports. This pedagogical study collected students’ reflective thinking on how BIM affected their design work, and compared their feedback on BIM to that from AEC industry professionals in previous studies.

Findings

The case study of the SD building project showed the capacity of BIM in enabling interdisciplinary collaboration through information exchange and in enhancing communication across different AEC fields. More sustainable design options were considered in the early architectural design stages through the cross-disciplinary cooperation between architecture and building services engineering. BIM motivated AEC student teams to have a more comprehensive design and construction plan by considering multiple criteria including energy efficiency, budget, and construction activities. Students’ reflections indicated both positive effects of BIM (e.g. facilitating information sharing) as well as challenges for further BIM implementation, for example, such as some architecture students’ resistance to BIM, and the lack of existing family types in the BIM library, etc.

Research limitations/implications

Some limitations of the current BIM pedagogy were identified through the student group work. For example, students revealed the problem of interoperability between BIM (i.e. Autodesk Revit) and building energy simulation tools. To further integrate the university education and AEC industry practice, future BIM pedagogical work could recruit professionals and project stakeholders in the adopted case studies, for the purpose of providing professional advice on improving the constructability of the BIM-based design from student work.

Originality/value

This work provides insights into the information technology applied in the AEC interdisciplinary pedagogy. Students gained the experience of a project-based collaboration and were equipped with BIM capabilities for future employment within the AEC job market. The integrated design approach was embedded throughout the team project process. Overall, this BIM pedagogical practice emphasized the link between academic activities and real-world industrial practice. The pedagogical experience gained in this BIM course could be expanded to future BIM education and research in other themes such as interoperability of building information exchange among different digital tools.

Purpose

Over the past two decades, building information modeling (BIM) has been promoted as one of the most disruptive innovations across the global architecture, engineering and construction (AEC) community. Nevertheless, despite its widely propagated benefits, BIM adoption in various localities is not progressing excitingly. BIM as an innovation developed from a presumed, general context may not fit well with the specific regulatory, social and cultural settings of a locality. This study aims to tackle the lukewarm local BIM adoption by developing a deployment framework for BIM localization.

Design/methodology/approach

Drawing upon the diffusion of innovation (DoI) theory, a longitudinal case study is designed and conducted by engaging closely with a top cost consultancy company in Hong Kong for forty-one months.

Findings

The findings refuted the “one-size-fits-for-all” view to use a standardized BIM for international users. Rather, an organization needs to undergo a series of localization works to integrate global BIM in its specific local context. The deployment framework outlines the BIM dimensions (i.e. technology, process and protocol) and the mechanisms (i.e. configuration, coupling and reinterpretation) of BIM localization that go through the three “A”s (i.e. analysis, adaption and assimilation) process under a firm's network and contextual factors.

Originality/value

This study improves our understanding of sluggish BIM adoption by attributing it to the gap between general BIM development and the local, unique BIM use context. Proposing the deployment framework, the study also offers a handy tool for prospective executives to localize BIM and harness its power in their respective organizations and localities.

Abstract

Purpose

The purpose of this paper is to explore the implications of socially inclusive Building Information Modelling (BIM) library components. BIM requires and integrates many sets of predefined blocks or collection of attributes. Any one of the individual blocks can be replicated and/or stored in a block library for later reuse. However, few if any current block libraries contain or have access to the blocks that enable social inclusion.

Design/methodology/approach

An action-based research methodology was used to design, develop and deploy three enabling blocks as part of a plan to develop a larger library of tools for BIM practitioners. The Enabling Block Library is an open access library of Australian code-compliant mobility elements published online. This paper discusses the design and development of the library components in detail, explaining how each of the three blocks was selected in our pilot evaluation and how each was identified; fact-checked; planned (designed); deployed (action); and then evaluated.

Findings

The process and evaluation highlights that appropriate code-compliant design tools can support greater social inclusion aspects of a built environment project. These are tools that are relevant to the full spectrum of industry users of BIM, including designers, engineers and certifiers.

Research limitations/implications

Because this paper documents the project while in an early launch phase, with a small number of launch blocks, the research results were limited in their ability to thoroughly measure industry or educational impact. However, the results showed how a socially inclusive BIM block library can be developed and why this is important, with literature supporting the potential of its dissemination to the design and construction industry.

Originality/value

The paper applied action-based research methodology in the development, deployment and evaluation of exploratory BIM use to create more socially inclusive environments. It is of value because it facilitates designers creating the optimum of performance-based accessible environments, rather than the minimum “deemed to satisfy” Building Codes.

Abstract

Purpose

This paper aims to represent the results of a case study to establish a building information model (BIM)-enabled workflow to capture and retrieve facility information to deliver integrated handover deliverables.

Design/methodology/approach

The Building Handover Information Model (BHIM) framework proposed herein is contextualized given the Construction Operation Information Exchange (COBie) and the level of development schema. The process uses Autodesk Revit as the primary BIM-authoring tool and Dynamo as an add-in for extending Revit’s parametric functionality, BHIM validation, information retrieval and documentation in generating operation and maintenance (O&M) deliverables in the end-user requested format.

Findings

Given the criticality of semantics for model elements in the BHIM and for appropriate interoperability in BIM collaboration, each discipline should establish model development and exchange protocols that define the elements, geometrical and non-geometrical information requirements and acceptable software applications early in the design phase. In this case study, five information categories (location, specifications, warranty, maintenance instructions and Construction Specifications Institute MasterFormat division) were identified as critical for model elements in the BHIM for handover purposes.

Originality/value

Design- and construction-purposed BIM is a standard platform in collaborative architecture, engineering and construction practice, and the models are available for many recently constructed facilities. However, interoperability issues drastically restrict implementation of these models in building information handover and O&M. This study provides essential input regarding BIM exchange protocols and collaborative BIM libraries for handover purposes in collaborative BIM development.

Abstract

Purpose

The integration of building information modelling (BIM) and integrated project delivery (IPD) is highly recommended for better project delivery. Although there is a methodology for this integration, the BIM requires some improvements to foster the adoption of IPD. The purpose of this paper is to present an innovative way to support 4D BIM automation/optimisation within the IPD approach. Similar to structural and architectural design libraries, this research proposes a planning library to enable automating the formulation of schedule, as well as embedding the multi-objective optimisation into the 4D BIM.

Design/methodology/approach

The literature review was used to highlight the existing attempts to support the automation process for 4D BIM and the multi-objective schedule optimisation for construction projects. A case study was done to validate the developed framework and measure its applicability.

Findings

The results show that there is a cost-saving of 22.86 per cent because of using the proposed automated multi-objective optimisation. The case study shows the significance of integrating activity-based costing into 4D BIM to configure the hierarchy level of overhead activities with the IPD approach; therefore, the maximum level of contribution in managing the IPD project is 33.33 per cent by the trade package level and the minimum contribution is around 8.33 per cent by the project level.

Originality/value

This research presents a new philosophy to develop the 4D BIM model – planning and scheduling – a BIM library of the project activities is developed to enable the automation of the creation of the project schedule with respect to the 3D BIM design sequence. The optimisation of the project duration is considered to be automated within the creation process by using the proposed genetic algorithm model.

Abstract

Purpose

This paper aims to provide an integrated BIM-based approach for quantity take-off for progress payments in the context of high-rise buildings in Vietnam. It tries to find answers for the following questions: (1) When to start the QTO processes to facilitate the contract progress payments? (2) What information is required to measure the quantity of works to estimate contract progress payment (3) What are the challenges to manage (i.e. create, store, update and exploit)? What are the required information for this BIM use? and (4) How to process the information to deliver BIM-based QTO to facilitate contract progress payment?

Design/methodology/approach

The paper applied a deductive approach and expert consensus through a Delphi procedure to adapt to current innovation around BIM-based QTO. Starting with a literature review, it then discusses current practices in BIM-based QTO in general and high-rise building projects in particular. Challenges were compiled from the previous studies for references for BIM-based QTO to facilitate contract progress payment for high-rise building projects in Vietnam. A framework was developed considering a standard information management process throughout the construction lifecycle, when the BIM use of this study is delivered. The framework was validated with Delphi technique.

Findings

Four major challenges for BIM-based QTO discovered: new types of information required for the BIM model, changes and updates as projects progress, low interoperability between BIM model and estimation software, potentiality of low productivity and accuracy in data entry. Required information for QTO to facilitate progress payments in high-rise building projects include Object Geometric/Appearance Information, Structural Components' Definition and Contextual Information. Trade-offs between “Speed – Level of Detail–Applicable Breadth” and “Quality – Productivity” are proposed to consider the information amount to input at a time when creating/updating BIM objects. Interoperability check needed for creating, authoring/updating processing the BIM model's objects.

Research limitations/implications

This paper is not flawless. The first limitation lies in that the theoretical framework was established only based on desk research and small number of expert judgment. Further primary data collection would be needed to determine exactly how the framework underlies widespread practices. Secondly, this study only discussed the quantity take-off specifically for contract progress payment, but not for other purposes or broader BIM uses. Further research in this field would be of great help in developing a standard protocol for automatic quantity surveying system in Vietnam.

Originality/value

A new theoretical framework for BIM-based QTO validated with Delphi technique to facilitate progress payments for high-rise building projects, considering all information management stages and the phases of information development in the project lifecycle. The framework identified four types of information required for this QTO, detailed considerations for strategies (Library Objects Development, BIM Objects Information Declaration, BIM-based QTO) for better managing the information for this BIM use. Two trade-offs of “Speed – LOD–Applicable Breadth” and “Quality – Productivity” have been proposed for facilitating the strategies and also for enhancing the total efficiency and effectiveness of the QTO process.

Purpose

Previous studies have established to a great extent that regulatory frameworks and, in particular, procurement approaches – that are common in a particular context – have a major impact on the success of building information modelling (BIM) implementation in construction projects. Despite the close links between these two concepts, research on the effect of procurement approaches on BIM implementation is scarce. To address this gap, this paper aims to investigate the barriers that affect BIM implementation through the lens of procurement approaches.

Design/methodology/approach

A mixed-method approach was adopted using a questionnaire survey (n = 116) and interviews with key stakeholders (n = 12) in Jordan. The outcomes of the quantitative parts were augmented with findings from interviews.

Findings

It was revealed that the deployment of unfavourable construction procurement approaches represents a major hurdle towards BIM implementation. Though essential for enhancing BIM implementation, it is revealed that a fundamental change from the common design-bid-build (DBB) to more collaborative procurement approaches remains infeasible in view of the realities that govern the construction industry.

Research limitations/implications

It was revealed the deployment of unfavourable construction procurement approaches represents a major hurdle towards BIM implementation. Though essential for enhancing BIM implementation, it is revealed that a fundamental change from the common DBB to more collaborative procurement approaches remains infeasible given the realities that govern the construction industry.

Rather than advocating a shift to procurement approaches that are aligned with BIM, the findings offer novel insight into the necessity of developing a framework within the boundaries of the current and widely adopted procurement approaches to address the identified construction procurement issues and facilitate BIM implementation.

Abstract

Purpose

This paper explores the quality and flow of facade product information and the capabilities for avoiding the risk of facade fires early in the design process.

Design/methodology/approach

A qualitative case study using the process tracing method is conducted in two stages. First, a thematic analysis of reports and literature identified two categories for the problems that caused fast fire spread across the Grenfell Tower facade. This enabled classifying the identified problems into four stages of a facade life cycle: product design and manufacturing, procurement, facade design and construction. Second, the capabilities for avoiding the problems were explored by conducting in-depth interviews with 18 experts in nine countries, analyzing design processes and designers' expertise and examining the usability of three digital interfaces in providing required information for designing fire-safe facades.

Findings

The results show fundamental flaws in the quality of facade product information and usability of digital interfaces concerning fire safety. These flaws, fragmented design processes and overreliance on other specialists increase the risk of design defects that cause fast fire spread across facades.

Practical implications

The findings have implications for standardization of building product information, digitalization in industrialized construction and facade design management.

Originality/value

This research adds to the body of knowledge on sustainability in the built environment. It is the first study to highlight the fundamental problem of facade product information, which requires urgent attention in the rapid transition toward digital and industrialized construction.
