Abstract
Purpose
The application of integrated project delivery (IPD) in conjunction with building information modeling (BIM) and Lean Construction (LC) as the efficient method for improving collaboration and delivering construction projects has been acknowledged by construction academics and professionals. Once organizations have fully embraced BIM, IPD and LC integration, a measurement tool such as a maturity model (MM) for benchmarking their progress and setting realistic goals for continuous improvement will be required. In the context of MMs literature, however, no comprehensive analysis of these three construction management methods has been published to reveal the current trends and common themes in which the models have approached each other.
Design/methodology/approach
Therefore, this study integrates systematic literature review (SLR) and thematic analysis techniques to review and categorize the related MMs; the key themes in which the interrelationship between BIM, IPD and LC MMs has been discussed and conceptualized in the attributes; the shared characteristics of the existing BIM, IPD and LC MMs, as well as their strengths and limitations. The Preferred Reporting Items for Systematic Reviews (PRISMA) method has been used as the primary procedure for article screening and reviewing published papers between 2007 and 2022.
Findings
Despite the growth of BIM, IPD and LC integration publications and acknowledgment in the literature, no MM has been established that holistically measures BIM, IPD and LC integration in an organization. This study identifies five interrelated and overlapping themes indicative of the collaboration of BIM, IPD and LC in existing MMs' structure, including customer satisfaction, waste minimization, Lean practices and cultural and legal aspects. Furthermore, the MMs' common characteristics, strengths and limitations are evaluated to provide a foundation for developing future BIM, IPD and LC-related MMs.
Practical implications
This paper examines the current status of research and the knowledge gaps around BIM, IPD and LC MMs. In addition, the highlighted major themes serve as a foundation for academics who intend to develop integrated BIM, IPD, and LC MMs. This will enable researchers to build upon these themes and establish a comprehensive list of maturity attributes fulfilling the BIM, IPD and LC requirements and principles. In addition, the MMs' BIM, IPD and LC compatibility themes, which go beyond themes' intended characteristics in silos, increase industry practitioners' awareness of the underlying factors of BIM, IPD and LC integration.
Originality/value
This review article is the first of a kind to analyze the interaction of IPD, BIM and LC in the context of MMs in current AEC literature. This study concludes that BIM, IPD and LC share several joint cornerstones according to the existing MMs.

Abstract
Purpose
Building information modelling (BIM) implementation is a major change management task, involving diversity of risk areas. The identification of the challenges and barriers is therefore an imperative precondition of this change process. This paper aims to diagnose UK's construction industry to develop a clear understanding about BIM adoption and to form an imperative step of consolidating collective movements towards wider BIM implementation and to provide strategies and recommendations for the UK construction industry for BIM implementation.
Design/methodology/approach
Through comprehensive literature review, the paper initially establishes BIM maturity concept, which paves the way for the analysis via qualitative and quantitative methods: interviews are carried out with high profile organisations in Finland to gauge the best practice before combining the results with the analysis of survey questionnaire amongst the major contractors in the UK.
Findings
The results are established in the form of the initial phase of a sound BIM implementation guidance at strategic and operational levels. The findings suggest three structured patterns to systematically tackle technology, process and people issues in BIM implementation. These are organisational culture, education and training, and information management. The outcome is expressed as a roadmap for the implementation of BIM in the UK entailing issues that require consideration for organisations to progress on the BIM maturity ladder.
Practical implications
It paves a solid foundation for organisations to make informed decisions in BIM adaptation within the overall organisation structure.
Originality/value
This research consolidates collective movements towards wider implementation of BIM in the UK and forms a base for developing a sound BIM strategy and guidance.

Abstract
Purpose
A number of governments are making building information modeling (BIM) a mandatory requirement for all public works construction projects. While main contractors may be ready to comply with such requirements, the supply chain as whole may be vulnerable as lower-tier suppliers may not be able to adopt BIM. There is currently no objective approach to assessing BIM maturity; hence, this paper aims to develop a new approach to determine suppliers’ current vision and execution-based capabilities to exploit BIM and their capacity to reach a higher maturity level.
Design/methodology/approach
Based on UK Government BIM maturity levels, the authors exploit a unique data set made available by a main contractor, to determine a data-driven approach, using K-means, to assess the capabilities and vision of its supply base.
Findings
The authors find a direct comparison between our suggested K-means clusters and the UK Government’s BIM maturity levels. However, in interrogating specific cases, the authors find that using a subjective approach would have wrongly categorized certain companies. The authors also determine what capability and strategic developments are required for companies to move to a higher level.
Research limitations/implications
The method aligns with the existing UK BIM maturity model and enhances the model by determining the likelihood of a supplier in progressing to a higher level of maturity. The research was with a single case company, exploiting their existing survey instrument and data. A more comprehensive study could be adopted with a generic survey questionnaire.
Practical implications
The research may be exploited by companies to take a strategic approach to assess suppliers in BIM adoption and to establish supplier development mechanisms.
Originality/value
The data-driven approach avoids ambiguity of categories and mis-categorizing suppliers.

Abstract
Purpose
There is a growing requirement for a rating system of building information modelling maturity (BIMM) to compare the effectiveness of modelling processes in construction projects. The literature related to BIMM contains theoretical proposals and description of their maturity models. However, the research efforts are limited and lacking substantial theoretical and empirical justifications. This paper is a unique attempt to integrate previous models by performing empirical investigations of key factors for measuring BIMM in construction projects. The paper aims to discuss these issues.
Design/methodology/approach
A national survey was designed to extract the perception of 124 BIM-related practitioners and academicians about the conceptual model. Then, exploratory and confirmatory factor analyses were employed to identify and test the key factors underlying the 27 areas.
Findings
A principal component factor analysis of the collected data had suggested a five-factor model, which explained 69.839 per cent of the variance. The construct validity of the model was further tested by confirmatory factor analysis. The results indicated that all factors were important in measuring BIMM; however, compared with the factors of technology and people, more emphasis was put on the factors of process and information.
Originality/value
The key value of the paper is to increase the understanding of multi-dimension nature of BIMM through empirical evidence and to provide practitioners and researchers with the insight regarding particular emphasis on the factors related to modelling process and information.

Purpose
The adoption of building information modeling (BIM) technology in the global architecture, engineering and construction (AEC) industries is steadily increasing. However, developing countries such as Saudi Arabia are still lagging behind. The purpose of this paper is to present a framework for BIM adoption in the AEC industry in Saudi Arabia through a case study.
Design/methodology/approach
The study adopted a two-pronged approach. First, the various stages, benefits and challenges of BIM implementation in a local AEC firm’s pilot project were documented. Then, a BIM maturity measurement of the pilot project was conducted, and identification of the areas where improvements can be made.
Findings
BIM implementation provided several benefits and efficiency gains. These include a faster design processes, effective reuse of information and overall client satisfaction. Challenges faced include a lack of interest by clients and industry stakeholders, inadequate experience of the BIM team, and lack of mentorship from a BIM champion. The findings of the BIM maturity measurement were presented as an implementation framework in the five process areas and ten subject areas of the Project Management Institute’s (PMI) project management framework.
Originality/value
Though, frameworks, guidelines and protocols have been developed to facilitate the successful adoption of BIM, the issue is not a case of “one size fits all.” This study thus introduces the much needed awareness in the research and professional domain in Saudi Arabia. It also presents the proposed framework in the PMI framework, which is an incremental innovation to previous work.

Purpose
The purpose of this paper is to investigate and identify the activity systems that drive building information modelling (BIM) business value in asset management (AM). The utilisation of BIM has widened in scope, functionality, flexibility and interoperability to support the AM business process. However, research concerning BIM business value in AM has been inadequate despite its considerable potential and significance in the attainment of organisational objectives. The realisation of BIM business value requires a concerted effort by the asset owner to be able to determine and appraise the critical activities that drive business value in AM.
Design/methodology/approach
The study adopted a qualitative research approach based on a multi-case study strategy that aimed to identify the key business processes that drive BIM business value in AM. The study involved a three-stage research design using interviews and document analysis to facilitate a cross-case analysis from the perspective of the activity systems and dimensions of BIM governance.
Findings
The paper identified six critical activity systems that drive BIM business value for an asset owner: BIM strategy, contract management, lifecycle management, maintenance management, work-order management and value realisation management. The study found that the most developed activity system is the BIM strategy, and the least is value realisation management across all cases. Also, the paper points out that the most proficient BIM governance dimension is process, and the least is people across the three cases. The study noted that the ability of an asset owner to realise BIM business value has maturity undertones and that the asset owner could derive BIM business value, if the six activity systems are effectively executed and continuously improved to an advanced stage of maturity.
Originality/value
An original contribution of the study is the development of the understanding of asset owners in relation to the discovery of key activity systems that drive BIM business value in AM. Another significant contribution of this paper is the demonstration of a novel approach to evaluate organisational maturity of asset owners from the perspectives of the activity systems and BIM governance dimensions of people, process and technology.

Purpose
In the architecture, engineering and construction (AEC) industry, a “digital divide” exists in technology adoption because SMEs (who often form the bulk of AEC organisations in most countries) are thought to be “Late Majority” and “Laggards” in the adoption of Building information modelling (BIM) technology. Larger organisations not saddled with financial and socio-technical constraints might be considered as being among the “Early Majority” or “Innovators”. It is crucial to understand how these organisations differ in their speed of BIM technology adoption and the rationale for this difference. The purpose of this paper is to investigate the potential causes of the digital divide and suggest solutions for bridging the gap.
Design/methodology/approach
Using mixed research method, data were collected through online questionnaire survey of over 240 global respondents as well as a semi-structured interview with nine experts for which statistical and thematic analyses were used, respectively.
Findings
Organisations can be zoned into “layers” and “levels” of BIM technology adoption and their size is not always significant in terms of the speed at which they adopt BIM. The digital divide is unequal across layers/levels and large organisations utilise technologies across the BIM maturity levels depending on project circumstances. A conceptual model for BIM technology was developed to aid identification of the “Laggards” and “Late Majority” from the “Innovators” through which change agents can customise adoption strategies for each group.
Originality/value
The developed model could serve as a tool for engagement and policy making and it contributes to the body of knowledge in the field of BIM technology adoption.

Purpose
This study aims to present a state-of-the-art review of building information modelling (BIM) in the Swedish construction practice with a focus on wood construction. It focuses on examining the extent, maturity and actual practices of BIM in the Swedish wood construction industry, by analysing practitioners’ perspectives on the current state of BIM and its perceived benefits.
Design/methodology/approach
A qualitative approach was selected, given the study’s exploratory character. Initially, an extensive review was undertaken to examine the current state of BIM utilisation and its associated advantages within the construction industry. Subsequently, empirical data were acquired through semi-structured interviews featuring open-ended questions, aimed at comprehensively assessing the prevailing extent of BIM integration within the Swedish wood construction sector.
Findings
The research concluded that the wood construction industry in Sweden is shifting towards BIM on different levels, where in some cases, the level of implementation is still modest. It should be emphasised that the wood construction industry in Sweden is not realising the full potential of BIM. The industry is still using a combination of BIM and traditional methods, thus, limiting the benefits that full BIM implementation could offer the industry.
Originality/value
This study provided empirical evidence on the current perceptions and state of practice of the Swedish wood construction industry regarding BIM maturity.

Purpose
The purpose of this paper is to explore building information modeling (BIM) implementation and practices in developed economies by developing a benchmarking model that will enhance BIM adoption and implementation in developing countries.
Design/methodology/approach
The research design adopted a qualitative approach which includes the desktop review of the extant literature as well as case study reviews of ten BIM projects using an explanatory case study technique to form the foundation upon which the study proposed the model. The moving basis heuristics technique was adopted to develop the scoring system.
Findings
The BIM benchmarking model and assessment template were developed which consisted of three-level concepts modeled to aid project organizations and project team in developing countries to assess and score the level of improvement and implementation of BIM in a project. A desktop review of BIM projects in developed countries demonstrated the significant improvements and benefits possible through the implementation of the established BIM benchmarking model.
Practical implications
The assessment template in conjunction with the benchmarking model is useful for a comparative evaluation of similar BIM projects and benchmarking purposes. The study also discussed how current findings extends and contradicts previous findings.
Originality/value
The findings have provided policymakers, construction stakeholders and professional bodies in the construction industry in developing countries with valuable insights and counter-intuitive perspective that could facilitate the uptake of BIM in construction projects.

Purpose
Building Information Modeling (BIM) capabilities have been studied at the individual, project, organizational, and even industry levels to ensure the realization of BIM value in the architectural, engineering, construction, and operation industry. However, limited research has focused on a project owner organization perspective to investigate owner BIM capabilities that are required to ensure effective project management and delivery. This present study aims to propose an indicator framework to evaluate owner BIM capabilities at the organizational level.
Design/methodology/approach
Leveraging the existing literature on BIM capabilities and synthesizing insights from the resource-based view and information technology capabilities research, this study conceptualizes the BIM capabilities of project owner organizations and offers a framework of indicators for measurement. Semi-structured interviews with BIM experts and a questionnaire survey were conducted to identify key indicators affecting owner BIM capabilities. A six-dimensional structural equation model with 29 indicators was then established.
Findings
The findings highlight the multidimensionality of owner BIM capabilities and show that process capabilities play a crucial role in enhancing owner BIM capabilities, while technical capabilities are considered as the least important aspect.
Research limitations/implications
The study sheds light on the key role of project owner organizations in ensuring BIM value and suggests that project owners focus more on the organizational processes of introducing BIM in managing projects.
Originality/value
This study reconceptualizes owner BIM capabilities drawing on the idea of resource-based view and information technology capabilities and highlights the important dimensions and indicators of owner BIM capabilities at the organizational level.
