Abstract

Purpose

Prompt and effective responses to incompatibilities between as-designed and as-built drawings prevent cost and time overruns and material waste. This paper aims to provide an efficient framework to handle mismatches between these two models with the least negative impact on the whole project.

Design/methodology/approach

First, 11 most frequent mismatches were identified through questionnaires. Also, the respondents were asked to determine the mismatches’ roots and solutions and the impact of applying solutions on the whole project. Afterward, the process to present the optimum solution to one of these mismatches was modeled. After running the application programming interface developed in Navisworks software, decision-makers access a form, showing mismatches, their causes and solutions, as well as the solutions’ effect. To finalize the optimal solution, a platform was provided on whether to accept the system solution or to propose an alternative.

Findings

To empirically validate the reliability of the proposed framework, two projects were investigated. Two different approaches to dealing with the same mismatch occurred in these projects were compared in terms of time, cost and material required. The results showed that addressing the mismatches through the proposed framework can efficiently enhance time, cost and material consumption, in comparison with the traditional approach.

Originality/value

There is currently no building information modeling-based holistic framework for managing mismatches between as-designed and as-built drawings. The results of this research can help contractors to make the best decision, saving project resources, when setting about a mismatch during construction.

Purpose

The purpose is to investigate the usefulness of standardized construction contracts for facilities managers.

Design/methodology/approach

Research methodologies include comprehensive literature review, examination of standard contracts and online survey with professional facilities managers.

Findings

The study concludes that, with minor alterations and diligence, information necessary for successful management of a built facility can be obtained from the constructor.

Practical implications

This research will assist facilities managers in preparation and review of standard construction contracts, to ensure they are receiving adequate information to properly manage a facility.

Originality/value

The paper helps to guide facility owners in their preparation and review of standard construction contracts.

Abstract

Purpose

This paper aims to provide architecture, engineering, construction and facilities management (AEC/FM) practitioners with a guiding tool for overcoming the challenges affecting their performance in adaptive reuse project.

Design/methodology/approach

Literature review was conducted to comprehend the challenges affecting the AEC/FM performance during the implementation of adaptive reuse projects. A case study was conducted on an adaptively reused building, located in Saudi Arabia. The case study building was converted from a bookstore into an amusement center. Document review of the as-built drawings, and a structured interview with the project manager were conducted. The study concluded with the development of AEC/FM practical guidelines, pertaining to the different involved domains.

Findings

This study indicated that the potential challenges are interrelated among the three domains. These challenges pertained to the spatial, legislative, technical, administrative and operational aspects. The findings emphasized the vital role of the integration among the AEC/FM domains, at the early project planning phases. Based on the findings, three sets of AEC/FM guidelines were developed.

Research limitations/implications

Theoretically, to the best of the authors’ knowledge, this is the first study that provides a case-specific investigation of the challenges affecting the AEC/FM performance in adaptive reuse projects.

Practical implications

The developed practical guidelines could potentially enhance the AEC/FM performance in future adaptive reuse projects.

Originality/value

This study contributes to the practice of adaptive reuse projects through providing practical guidelines for mitigating the challenges that affect the AEC/FM performance in these projects.

Abstract

In the course of constructing, maintaining, operating or upgrading facilities, Facility Managers generate and collect many documents. Their offices become repositories for plans, manuals, contracts, etc. These documents then begin to take on a life of their own. Stories about documents locked in drawers or cabinets for years flourish and are now legendary. Many documents accumulate on desktops, collecting dust, and others reside on local computers with no global access to their data. Software licensing, obsolescence, and incompatibility and lack of organisation are major problems. Crucial information is lost, misplaced or just hard to find. Organisational effectiveness suffers, and documents begin to lose their value as institutional assets. What are the best ways to collate and share existing information? How can a facility truly manage its documents? Which entity within an organisation has the expertise to undertake such a project? This case study reveals that existing resources within an organisation can help resolve the problem. At The Johns Hopkins University Applied Physics Laboratory, the library personnel have the required expertise in organising, cataloguing, indexing and managing both existing and future documents and are currently in the process of creating an electronic infrastructure for sharing institutional facilities data.

Abstract

Purpose

This paper investigates the current practices of adaptive reuse projects, within the context of architecture, engineering, construction and facilities management (ACE/FM) industries.

Design/methodology/approach

A mixed research methodology, combining qualitative and quantitative techniques, was followed. Literature review was performed to comprehend various aspects pertaining to building adaptive reuse. Three questionnaire surveys were administered on 90 AEC/FM practitioners, to investigate the current practices of adaptive reuse projects in Saudi Arabia. The questionnaire surveys were directed to 30 architects/engineers (A/Es), 30 contractors and 30 facilities managers, respectively, through face-to-face interviews. The qualitative and quantitative findings of each questionnaire survey were analyzed. Recommendations were proposed for each of the professional domains, to enhance the overall AEC/FM performance in future adaptive reuse projects.

Findings

The findings pointed out the necessity of accurately planning and designing the adaptive reuse in accordance with the spatial, technical, legislative, economic and functional considerations. The findings revealed the significance of contractors' role in conducting effective supervision over the managerial and technical processes during the implementation of the change of use. It also indicated the importance of the facilities managers' role in performing all daily operational activities, to maintain satisfactory performance of the adaptively reused buildings.

Originality/value

This paper contributes to the relevant literature to the building adaptation, through investigating the perspectives of AEC/FM practitioners on adaptive reuse projects. The findings would enable AEC/FM practitioners to improve their professional practices in future adaptive reuse projects, in an integrated manner.

Abstract

Purpose

Proper definition of level of development (LOD) is one of the significant issues in building information modeling (BIM) applications; however, it is still not adequately addressed during BIM implementations. The purpose of this paper is to investigate and describe the current practice in defining the LOD in large-scale BIM-based projects and identify the challenges and solutions that were provided.

Design/methodology/approach

Four case studies were performed at four different types of large-scale projects to depict the current practice in determining the LOD and the required properties of elements that are going to be included in a BIM model. Semi-structured face-to-face interviews were performed to collect information from six professionals from four international firms.

Findings

The findings of the case studies revealed that defining LOD is an ambiguous process and requires high-cumulated experience. The results provide the challenges, adopted solutions and lessons learned. It was highlighted that the cost of including an element or related information in the model should be compared to the benefit of having that information in the model from the perspective of defined BIM uses.

Research limitations/implications

The findings are based on the projects that were performed in three developing countries. However, the main contractors were international companies and the construction management firms were well-known companies in the USA. In the future, additional case studies can be performed in other countries to identify similarities and regional differences.

Practical implications

The results of this study can be used to highlight the current needs in determining the LOD and guide the efforts for developing standards and policies in the AEC sector to streamline BIM adoption process in practice. The practitioners can utilize the findings of this study to increase their efficiency in adopting BIM and to decrease the time loss and cost overruns.

Originality/value

Most of the previous studies investigated the benefits and challenges when adopting BIM, and few of them considered LOD definition as a core part of this process. This study specifically investigated the current practice in determining the LOD and the required properties of elements that are going to be included in a BIM model. It also described the applied solutions and lessons learned in the case studies.

Abstract

Purpose

The purpose of this paper is to present a systems information model (SIM) that is akin to a building information model (BIM) and can be used by asset managers and staff to make more informed and quicker decisions about maintenance.

Design/methodology/approach

The problems associated with managing assets are examined alongside recent international efforts to standardize methods of data collection for meeting the objectives of owners. A case study in the domain of electrical, control and instrumentation (ECI) documentation is examined in detail, with particular reference to the amelioration of errors and omissions in “as built” drawings in order to provide the underlying foundation to support effective asset management (AM).

Findings

The findings show that object oriented data models such as SIM provide a robust structure for effective and efficient AM and associated leverage of benefits throughout the entire facility lifecycle of a project. In particular object oriented data enables appropriate and reliable information to be created as a project progresses through its lifecycle, at little cost to the creators.

Originality/value

The above special approach to enabling data collection at the point of creation is in alignment with recent Government initiatives such as Construction Operations Building Information Exchange, which are beginning to gather traction within the industry. While the potential benefits for AM of such systems are espoused throughout the industry, there are few successful examples in existence with measurable realization of benefits.

Abstract

Purpose

The purpose of this paper is to determine the unproductive time and additional cost to re-engineer a safety control system for a Floating Production Storage Offloading vessel that was originally engineered and documented in computer-aided design (CAD).

Design/methodology/approach

The “As-Built” drawings contained numerous errors and omissions, which resulted in a “requests for information” being raised and productivity rates reduced – these costs and productivity losses are quantified. The use of CAD to originally engineer and document the safety control system was found to be inefficient as a 1:n relationship existed. Systems Information Models (SIMs) presents an alternative method to produce engineering documentation for the safety control system; where a 1:1 relationship is created between the model and the real objects. By constructing a 1:1 model, information redundancy can be eliminated, which reduces the propensity for errors and omissions to be made by engineers.

Findings

The use of a SIM to re-engineer and document the new safety control system resulted in significant productivity benefits being achieved. Consequently, it is proffered that a paradigm shift from a 1:n to 1:1 perspective is required for engineering electrical and instrumentation systems so as to ameliorate the quality of documentation produced and productivity.

Originality/value

The paper concludes by suggesting that future research is required to examine how processes and procedures can be re-designed to accommodate the use of a SIM.

Abstract

Purpose

The era of digital construction, including building information modelling (BIM), has placed a high demand for a seamless collaboration of people, technology and processes in meeting a project delivery. The project actors involved in a BIM process must ensure compliance with all regulations and contractual requirements from inception. While many studies have disclosed the various contractual implications arising from BIM implementation, little has been examined on the current state of BIM in contract administration practice, particularly in the Malaysian construction industry. This study aims to explore the current state of BIM implementation with specific reference to a design-and-build construction project.

Design/methodology/approach

The exploratory case study involved the construction of a public complex. Semi-structured interviews were carried out with the project actors, and document analysis was performed on the project’s contractual guidelines to derive the findings.

Findings

Findings from the thematic analysis revealed the following five sequences of activities that guided the contract administration practices, particularly during the pre-contract and post-contract stages of a BIM-based construction project: project inception, tendering phase, detailed design, construction and preparation for the handing over phase. Most of the activities were conducted to deliver the final BIM outputs successfully. Nevertheless, some shortcomings were noted in the project monitoring, the validation process of the BIM deliverables and the BIM players’ competency level in fulfilling the specified BIM contractual requirements.

Practical implications

The study contributes to a practical understanding of how BIM can affect project administration and how a public client can improve contractual risk allocation in future BIM implementation.

Originality/value

This paper discloses the current practices of contract administration to better understand the impacts of BIM management during the pre-contract and post-contract stages of a BIM-based construction project.
