Abstract

Purpose

The primary purpose of this study is to identify whether there is a price premium and consumers’ preferences for higher housing density, and whether there is a relationship between housing densities and sales prices. The second purpose was to identify if there is a non-linear relationship between housing density and prices even though housing density is directly associated with housing prices.

Design/methodology/approach

This paper applies hedonic modeling techniques to measure the value of development density of apartments in the metropolitan area of Seoul, South Korea. The regression of the sale price is a function of different types of variables such as density, market, location and other control variables.

Findings

For the first question, this paper concludes that the higher densities cause housing prices to decrease in Seoul. The summary of the results presents that housing density, floor area ratio (FAR), building coverage ratio and floor level are all important components affecting housing prices. Generally, consumers tend to buy housing with central heating systems, more parking spaces, smaller portion of rental housing within an apartment and buildings that have more of a mixed-use function. Consumers are also found to pay higher premiums for housing in areas with high population growth and less housing supply. It is conclusive that people are inclined to live in populated areas but do not want more density. For the second question, the results show that generally FAR has quadratic effects, but most housing density variables tend to have a non-linear relationship depending on the different quantile groups.

Originality/value

There is a knowledge gap in the area of estimating development density of apartments. Generally, studies investigating property value impacts of multifamily housing focus on external effects of the multifamily housing on home values to examine whether high density development could result in a decrease in nearby property values. These studies found that there are some positive effects. A study found that high-density housing increases property values of existing single-family homes (Joint Center for Housing Studies, 2011). More specifically, developments that are of a high design quality and superior landscaping increase values of single-family homes as well. Also, those residents who live in these high-density apartments can be good potential buyers for the existing single-family homes. The greater the number of buyers, the greater the housing market becomes. Similarly, according to a report by the Joint Center for Housing Studies (2011) at Harvard University, the presence of multifamily residents correlates with higher home values in “working communities”. Indeed, density can be an important factor determining value of apartments because of its unique characteristics. However, no empirical evidence has been provided in the literature with regard to the value of the development density. This study contributes toward improving this knowledge gap.

Abstract

Purpose

This paper adds to the emerging knowledge base in the Nigeria and is of relevance to all residential property stakeholders. A number of empirical studies have demonstrated that several factors influence residential property values. However, there is a paucity of empirical research on critical factors influencing rental value of residential property in Nigeria. The purpose of this paper is to serve to address this gap by examining critical factors influencing rental value of residential property in the three densities area of Ibadan metropolis, Nigeria.

Design/methodology/approach

The study used random sampling to select 624 residential properties out of 3,120 residential properties in the portfolio of 52 Estate Surveying and Valuation firms located within Ibadan metropolis, Nigeria. Data collected were analysed using a hedonic pricing specification.

Findings

The results show that different critical factors influences rental values of different types of building in different residential densities. Number of bathroom (NOB), number of living room (NOL) and existence of burglar alarm (EOBA) were critical to bungalow in the whole area of Ibadan while number of toilet (NOT) was critical to duplex. In low-density area; residential location and EOBA have a significant positive impact on rental value of bungalow while NOT, NOBs (NOR), NOL and EOBA have a significant positive impact on detached house. However, it was NOR and EOBA that were critical in the medium density to bungalow.

Practical implications

The study concluded that each of the residential densities is homogenous and, therefore, every residential property stakeholders should recognise the importance of each factor on rental values so that their valuation estimates will be useful and reliable.

Originality/value

The study is one of the few attempts at examining factors affecting residential property value. This paper examined critical factors influencing rental value of residential property in the three densities area of Ibadan metropolis, Nigeria.

Abstract

Purpose

The microseismic monitoring technique has great advantages on identifying the location, extent and the mechanism of damage process occurring in rock mass. This study aims to analyze distribution characteristics and the evolution law of excavation damage zone of surrounding rock based on microseismic monitoring data.

Design/methodology/approach

In situ test using microseismic monitoring technique is carried out in the large-span transition tunnel of Badaling Great Wall Station of Beijing-Zhangjiakou high-speed railway. An intelligent microseismic monitoring system is built with symmetry monitoring point layout both on the mountain surface and inside the tunnel to achieve three-dimensional and all-round monitoring results.

Findings

Microseismic events can be divided into high density area, medium density area and low density area according to the density distribution of microseismic events. The positions where the cumulative distribution frequencies of microseismic events are 60 and 80% are identified as the boundaries between high and medium density areas and between medium and low density areas, respectively. The high density area of microseismic events is regarded as the high excavation damage zone of surrounding rock, which is affected by the grade of surrounding rock and the span of tunnel. The prediction formulas for the depth of high excavation damage zone of surrounding rock at different tunnel positions are given considering these two parameters. The scale of the average moment magnitude parameters of microseismic events is adopted to describe the damage degree of surrounding rock. The strong positive correlation and multistage characteristics between the depth of excavation damage zone and deformation of surrounding rock are revealed. Based on the depth of high excavation damage zone of surrounding rock, the prestressed anchor cable (rod) is designed, and the safety of anchor cable (rod) design parameters is verified by the deformation results of surrounding rock.

Originality/value

The research provides a new method to predict the surrounding rock damage zone of large-span tunnel and also provides a reference basis for design parameters of prestressed anchor cable (rod).

Abstract

Purpose

Sports facilities can play a vital role in encouraging physical activity and sport. Also, just the distribution of sports facilities is very important for better access to these facilities. Therefore, the purpose of this study is to evaluate spatial justice in the distribution of built outdoor sports facilities in the city of Isfahan, Iran and provide insight for planning in terms of equitable accessibility.

Design/methodology/approach

All facilities located in the 15 areas of the city, whether private or public, built for the purpose of physical activity and sports programs were considered in this study (107 cases). To obtain information on the locations of the outdoor sports facilities, Isfahan Atlas data, which has been compiled by Isfahan Municipality was used. Arc geographic information systems environment and its different algorithms were also used to perform different calculations and prepare maps.

Findings

The results indicated the unfair distribution of built outdoor sports facilities in the city of Isfahan in terms of spatial justice based on the number of built outdoor sports facilities in each area, the population, land area, population density and the spatial pattern of the facilities.

Practical implications

In this regard, urban authorities and sport managers should make an effort to decrease or obviate inequity in access to outdoor sports facilities for the purpose of promoting participation in physical activity and sport and providing residents with numerous other benefits.

Originality/value

This paper has concluded that spatial justice in the distribution of built outdoor sports facilities for the improvement of access to these facilities is very important.

Abstract

Purpose

Shadegan County as a wetland area was selected because of its susceptibility to flooding hazards and inundation. The purpose of this paper is to analyze flooding hazard based on the analytical hierarchy process methodology.

Design/methodology/approach

The eight influencing factors (slope, distance from wetland, distance from river, drainage density, elevation, curve number, population density and vegetation density) were considered for flood mapping within the Shadegan County using analytical hierarchical process, geographical information system and remote sensing. The validation of the map was conducted based on the comparison of the historical flood inundation of April 21, 2019.

Findings

The results showed that around 32.65% of the area was under high to very high hazard zones, whereas 44.60% accounted for moderate and 22.75% for very low to the low probability of flooding. The distance from Shadegan Wetland has been gained high value and most of the hazardous areas located around this wetland. Finally, the observed flood density in the different susceptibility zones for the very high, high, moderate, low and very low susceptible zones were 0.35, 0.22, 0.15, 0.19, and 0.14, respectively.

Originality/value

To the best of the authors’ knowledge, the flood susceptibility map developed here is one of the first studies in a built wetland area which is affected by anthropogenic factors. The flood zonation map along with management and restoration of wetland can be best approaches to reduce the impacts of floods.

Abstract

A long tradition in social science research emphasizes the potential for knowledge to flow among firms colocated in dense areas. Scholars have suggested numerous modes for these flows, including the voluntary transfer of private knowledge from one firm to another. Why would the holder of valuable private knowledge willingly transfer it to a potential and closely proximate competitor? In this paper, we argue that geographic concentration has an effect on the expected compliance with norms governing the use of transferred knowledge. The increased expected compliance favors trust and initiates a process of reciprocal exchange. To test our theory, we use a scenario-based field experiment in gourmet cuisine, an industry in which property rights do not effectively protect knowledge and geographic concentration is common. Our results confirm our conjecture by showing that the expectation that a potential colocated firm will abide by norms mediates the relationship between geographic concentration and the willingness to transfer private knowledge.

Abstract

Purpose

The urban population in Indian cities is increasing at an alarming speed. Accommodating such a huge population while sustaining the environment is a challenge in urban areas. Compact urban forms with high-density planning is claimed to be a sustainable solution in such situations. Thus, this approach needs to be tested for Indian urban areas.

Design/methodology/approach

This paper formulates a neighbourhood sustainability assessment (NSA) framework for monitoring, assessing and managing the population density of urban neighbourhoods. The paper identifies context-specific built density indicators at the neighbourhood scale. It assesses the indicators in neighbourhoods with varying population density by physical and perceived measures. This helps in verifying the feasibility of density by physical density assessment and verifies the acceptability of density by perceived density assessment.

Findings

When tested in the Indian context, the framework shows that although high-density neighbourhoods are sustainable, certain indicators may endorse differing densities. The result displays that high-density planning is sustainable compared to low- and medium-density neighbourhoods in the selected cities.

Practical implications

The study demonstrates the application of formulated assessment system in three central Indian cities with useful results. Similar studies can be conducted to identify the gaps for improving sustainability and achieve a livable density pattern.

Originality/value

Although sustainable development goals are part of new planning policies, there exist very few assessment systems to determine the sustainability of neighbourhoods, especially for density. The methodology will assist in developing sustainability assessment frameworks and encourage the practice of sustainability assessment in developing countries like India.

Abstract

Purpose

In an internal combustion engine, piston ring-cylinder liner tribo pair is one among the most critical rubbing pairs. Most of the energy produced by an internal combustion engine is dissipated as frictional losses of which major portion is contributed by the piston ring-cylinder liner tribo pair. Hence, proper design of tribological parameters of piston ring-cylinder liner pair is essential and can effectively reduce the friction and wear, thereby improving the tribological performance of the engine. This paper aims to use surface texturing, an effective and feasible method, to improve the tribological performance of piston ring-cylinder liner tribo pair.

Design/methodology/approach

In this paper, influence of positive texturing (protruding) on friction reduction and wear resistance of piston ring surfaces was studied. The square-shaped positive textures were fabricated on piston ring surface by chemical etching method, and the experiments were conducted with textured piston ring surfaces against un-textured cylinder liner surface on pin-on-disc apparatus by continuous supply of lubricant at the inlet of contact zone. The parameters varied in this study are area density and normal load at a constant sliding speed. A comparison was made between the tribological properties of textured and un-textured piston ring surfaces.

Findings

From the experimental results, the tribological performance of the textured piston ring-cylinder liner tribo pair was significantly improved over a un-textured tribo pair. A maximum friction reduction of 67.6 per cent and wear resistance of 81.6 per cent were observed with textured ring surfaces as compared to un-textured ring surfaces.

Originality/value

This experimental study is helpful for better understanding of the potency of positive texturing on friction reduction and wear resistance of piston ring-cylinder liner tribo pair under lubricated sliding conditions.

Abstract

Purpose

The purpose of this paper is to identify bank deserts in the USA in 2009 and 2015, separately for inner city, suburban, and rural areas. It also identifies correlations between bank deserts, population characteristics, market competition, and payday lending restrictions, both cross-sectionally and over time.

Design/methodology/approach

FDIC data on bank office locations are used to identify bank deserts, defined as the 5 percent of census tracts with the greatest distance from the centroid to the nearest office. Those data are matched to both American Community Survey data to identify population characteristics, to a list of states with payday lending prohibitions, and to levels of market competition. An alternative measure of bank deserts corrects for population density. Geography is analyzed, mean characteristics compared, and random effects regressions capture static and dynamic correlates.

Findings

Population density explains approximately half of bank distance variance. Bank deserts appear more often in southern and western states, and expanded significantly in inner cities while contracting in rural areas. Regression results suggest that African Americans were overall and increasingly likely to live in bank deserts and Native Americans were overall more likely to live in rural bank deserts. Rural poverty is linked to bank deserts, and the effects of competition are complex.

Practical implications

The space for policy intervention exists in African American inner cities and Native American rural communities.

Originality/value

The relative measure of bank deserts is novel, as are dynamic estimates and random effects analysis of correlates.

Abstract

Purpose

The purpose of this paper is first, to assess the applicability of the ideal of mixed‐use nodal development to a small town and rural setting. Second, it aims to model the patterns of density of the built environment, distribution of amenities and associated variations in travel distances and to show how all three have changed over the last decade in Antigonish town and county (Nova Scotia, Canada).

Design/methodology/approach

The core of the paper is a quantitative analysis, using GIS software to measure the changes in the built environment described in the second purpose (above).

Findings

The trend in Antigonish has generally been away from nodal development and towards increased commercial sprawl and increased distances between residences and amenities. However, there are realistic opportunities for reversing this trend.

Research limitations/implications

The paper suggests improved measures of access to amenities (to include employment) and improved measures of walkability using GIS.

Practical implications

The findings of this paper are directly applicable to planning to improve the social amenities and environmental sustainability in a small town/rural context.

Originality/value

There is very little literature on the applicability of theories of nodal development in a small town/rural setting. This paper addresses that problem and brings innovative GIS techniques to bear on it.
