Primary schools cost £3,300 per place

Thc current average cost of a primary school is approximately £3,300 per place according to the study of functional prices published today by the Building Cost Information Service (BCIS Ltd). The study shows that the average cost per place for different categories of schools ranges from approximately £3,000 for sixth form colleges to £4,500 for nursery schools.

The price is affected by the specification, form of construction and size:

  • nursery schools/crÉches - £4,500;

  • primary schools - £3,300;

  • middle schools - £3,100;

  • secondary schools - £4,500;

  • sixth form/tertiary colleges - £3,000.

The functional prices offer a means of preparing a quick, preliminary estimate of the cost of a proposed building, where the cost of similar buildings with the same function can be related to the number of units of accommodation such as school places, persons per dwelling, bed spaces in hospitals, etc.

The functional prices study contains costs for over 200 building types. The study is contained within the BCIS Survey of Tender Prices which also includes:

  • percentage additions for preliminaries, nominated sub-contractors and suppliers and dayworks;

  • average £/m2;

  • pricing adjustment factors for location, size of contract, forms of procurement, type of work, number of storeys and building type.
