Changing maintenance procurement requires benchmark costs

Changing maintenance procurement requires benchmark costsKeywords: Costs, Benchmarking, Building maintenance

In the move away from selecting contractors solely), on price, some mechanism for establishing a fair price is required to ensure that best value is being achieved.

The BMI 2001 Building Maintenance Price Book, issued recently, is the only price guide exclusively for building and maintenance work, repairs and rehabilitation, and provides an ideal schedule for establishing independent target costs for benchmarking non-traditional contracts.

Alan Cowan, BMI technical editor, commenting on the publication of the latest edition of the Price Book, said: "The move to selecting contractors by their technical ability, quality of service, and health and safety record, etc., still requires a method of establishing a fair price for the work. The BMI Building Maintenance Price Book, as a proven pricing base for estimating, budgeting and tendering for maintenance work, provides an ideal source when agreeing price levels on non-traditional contracts."

The BMI Price Book contains labour constants and current prices for all major trades in the maintenance field:

  • scaffolding;

  • demolitions and alterations;

  • excavation and concrete;

  • brickwork underpinning;

  • stonework;

  • roofing;

  • woodwork;

  • plumbing;

  • electrical work finishes;

  • glazing;

  • painting and decorating;

  • external works and drainage.

BMI Building Maintenance Price Book 2001. Available as part of the BMI subscription service, or individually priced £61.50, from BMI, 12 Great George Street, Parliament Square, London SW1P 3AD.
